Why Electrical Inspections Are Needed

On the 29th of March 2021, over 130 new guidelines became law in the updated Residential Tenancy Act (1997) resulting in a significant increase in responsibilities and compliance obligations for Victorian landlords. Rental properties in Victoria must undergo biennial electrical safety checks by a licensed A grade electrician.

Electrical safety checks help keep occupants safe from the dangers linked to faults with electrical appliances, switchboards and fixtures. Further, these checks ensure Victorian landlords are meeting their compliance obligations.

Further, our data shows around 2 in 10 rental properties, especially older ones have serious safety issues not limited to unprotected live wiring, loosely-hanging light fixtures, RCBOs not tripping as needed, old cotton cabling with degraded insulation and overloaded circuits.

Light globes replacements excluded. Solar panels and batteries aren’t part of electrical safety checks.

We do not service or attend to rooming houses.

Our electrical safety inspections include biennial safety and compliance check by an electrician for all landlord-supplied appliances for damage to sockets, casing and leads, switchboard check, safety switches working check, polarity and earth loop check.
