Essential Safety Measures - Testing And Maintenance
Owners Corporations are responsible for the maintenance and regular testing of Essential Safety Measures (ESM) in buildings they manage.
Additional responsbility has been added with over 130 new regulations introduced in March 2021. The second phase of the regulations states all power outlets and lighting circuits are to be connected to:
- switchboard-type Circuit Breaker compliant with wiring rules stated in Australian Standard AS/NZS 3000.
- switchboard-type RCD compliant with Australian Standard AS/NZS 3190, AS/NZS 61008.1 for RCCBs (integral overcurrent protection) and 61009.1 for RCBOs (no integral overcurrent protection).

We will send out tradespeople to determine your property’s exact requirements and then give you a detailed quote. A certificate of safety will be issued after the work has been completed. Our quotes will include full itemised breakdown of what will the works required. The warranty is for our workmanship and what was installed, not for damage caused by overloading of electrical circuits. A 7 year digital compliance trail will be retained as required by legislation.
